Underwriting Tip – VA Loans Unmarried Applicants
Question: My partner and I are not married and only one of us is an eligible veteran while the other is not. Can both our income be considered for the loan application?
Answer: YES, as long as one of you have a VA entitlement and both of you meet your lenders credit criteria, your marital status is moot except in a case where one of you may still be married to another party.
In the case of same – sex relationships or plutonic relationship, documentation supporting the pre-existence of the relationship is required with an affidavit from the non married applicant that they intend to reside in the home also as their primary residence and affirming the continued longevity of the relationship in whatever form that it exists.

This is technically correct, but would require a 12.5% down payment. The VA will only guarantee half of the loan if the applicants are not married. Since the VA guaranty is 25%, this necessitates the 12.5% down payment. Please advise if you’ve seen differently.
Joey – thanks for your comment. As you probably know, every lender has different policies and procedures and so the scenario that you described will probably vary from one lender to the next.
